The gradual increase we’ve been seeing in the number of available single family homes in the Almaden Valley inventory has reversed itself, sliding from 70 last week to 65 this week.

The percentage of listings that are under contract increased slightly, from 45% to 46% over the same time period. We are now at the same levels we were around 4 weeks ago.

Almaden Valley Real Estate Market Update

The gradual increase in available single family homes continues in the Almaden Valley real estate market, although overall things have remained fairly much the same over the past few weeks.

The number of homes on the market increased from 69 last week to 70 this week, while the percentage of total listings that are under contract remains at 45% for the third week. The number of distressed properties (i.e., foreclosure, short sale, and auction) has been slowly but steadily dropping.

Almaden Valley Real Estate Market Update

Buyers continue to outnumber sellers in the Almaden Valley real estate market. The number of available homes dropped slightly, from 57 last week to 56 this week.

The percentage of listings under contract crept up from 53% to 54% over the same time period. It looks like we haven’t seen this many homes under contract since April of last year, when the number of available homes was a healthier 105!

Almaden Valley Real Estate Market Update

Almaden Valley real estate showed a slight increase last week, but not really enough to say there was much of a change.

We saw an increase in active listings from 65 to 69 single family homes. The number of pending listings dropped from 46% to 45%.

The number of distressed (i.e., foreclosure, short sale, and auction) properties has been increasing slightly and have been coming on the market over the past several weeks.
