Almaden Valley Real Estate Market September 2024 – The September single family real estate market in Almaden Valley definitely favored sellers. Although the number of for sale listings was the same as August, the number of sold listings increased 50%. When compared to the same time last year, there was an increase in number of homes for sale and a 50% higher number of sold listings. Sellers were happy to see that the average sale price per square foot edged up from $945 in August to $987 in September, and up from $950 the same time last year.
Although the Almaden Valley real estate market favors sellers, now can be a great time to buy. During the holiday season, we tend to see a bit of a cooling trend. August sales data for Almaden Valley single family homes is showing indications that we are sliding into our annual holiday market cool-off. The number of homes for sale and sold have dropped from July. The number of homes under contract HAS increased, but this is likely in large part due to inventory from June being absorbed by buyers.

Almaden Valley Real Estate Market July 2024 – July’s Almaden Valley single family home market experienced an upturn that we don’t generally see during the summer lull. Although the number of homes offered on the market dropped from June, which is usual for this time of year, the number of homes under contract and sold increased from June by 25% and 38% respectively, indicating that buyers are quite active this summer. The average price per square foot bumped up from $1,024 in June to $1,056 in July, supporting strong buyer interest during our usually slower time of the year.
