Almaden Valley Art & Wine Festival 2016It’s that time of year again in the Almaden Valley! The 40th Annual Almaden Valley Art & Wine Festival 2016 will be held on Sunday, September 11, at Almaden Lake Park from 10am to 6pm. This year the community celebrates a milestone of four full decades of sponsoring the festival, which hosts over 90 vendor booths including a number of local artists and craftspersons selling their paintings, jewelry, sculptures, and much more.

The food at the festival will be local and diverse, including Indian specialties from Mayuri, pizza from Oak & Rye, Mexican cuisine from Carmen’s Taqueria, and Asian fusion from Cross Hatch Eatery. There will also be Gourmet Food Trucks offering even more variety, and of course you’ll find dessert favorites such as shave ice and kettle corn. The popular Premium Wine Tent will be offering selections from Rombauer Vineyard in Napa and Leal Vineyards in Hollister, along with selections from other local wineries. Not the wine connoisseur? Grab a beer from a beer truck and relax at the Beer Garden! Festival glasses with the Art and Wine Festival logo will be sold at local merchant booths.

The Kid’s Fun Zone will have a rock climbing wall, carnival games, and jump houses. The Fun Zone stage will feature performances by local school bands, dance groups, cheerleading squads, and professional entertainers. There will also be a Main Stage with performances by Joanne LeBlanc, Fog City Band, Big Mike and the HartBeats, Leland High School Cheer & Dance, and many more. The Main Stage and Kid’s Fun Zone entertainment schedules are available online at www.almadenwine.org/events. To top it all off, there will be a silent auction with items such as signed sports and entertainment collectibles, limited edition art, fabulous designer jewelry, and tickets to local attractions.

The Almaden Valley Art & Wine Festival is sponsored by the Almaden Valley Women’s Club, which raises funds for the festival every year. The festival is also made possible through the support of local sponsors as well as the City of San Jose. All proceeds from the festival are donated to non-profit organizations and local schools. As always, admission and parking are free, and a free shuttle service is available. Come join the Almaden Valley community in celebrating the 40th anniversary of this popular annual event!

Check out the Almaden Community Center Activity Guide for Fall 2016! The guide contains classes and programs for children of all ages from dance and music to health and fitness and specialty camps. There are also a variety of new classes including 3D Cartoon Drawing, Fundamentals of Drawing, Intro to Pastels, Preschool Artist, Little Medical School, and many more. The Almaden Community Center even offers a recreation preschool and KinderCare to prepare children for elementary school.

Make note of some important dates mentioned in the guide, such as the 9th Annual Harvest Festival happening on Saturday, October 22, from 11am to 4pm. The Harvest Festival is an opportunity for residents to enjoy local art, eat good food, and pick pumpkins out of a pumpkin patch just in time for Halloween. The guide also highlights Breakfast with Santa on December 10 from 9:30am to 12pm. Additionally, there are Free Movie Fridays in the Community Room on September 30, October 28, and November 18.

July 2016 Almaden Valley Real Estate Market Update

Update on the July 2016 Almaden Valley real estate market… Almaden Valley single family home sales ended on a quiet note in July, with the number of sold homes down almost 30% from June and down over 8% from July 2015. The number of listings for sale was up almost 17% from last month, and a dramatic 55.6% from the same time last year. The last two months have seen increases in the number of single family homes offered for sale to levels we haven’t seen in several years, indicating that the market may be reaching an equilibrium between supply and demand.

Although the volume numbers indicate a balancing between buyers and sellers as well as entering our seasonal holiday cooling cycle, the price per square foot indicates there is plenty of buyer interest. July closed out at $616/sqft, up from $591 the previous month, and $581 in July 2015.

Emerge 5K Run at Almaden Lake

5k run Almaden LakeThis Saturday, August 6, take part in the “Emerge 5K Country Redneck Run” at Almaden Lake. The run is for adults and children alike, with a special starting time for the more serious timed runners. Registration opens at 8:30am. Country line dancing warm-ups begin at 9am and the race starts at 9:30am. The event will conclude with a closing ceremony, featuring a prize for best costume as well as running awards. June 2016 Almaden Valley Real Estate Market Update

The Almaden Valley real estate market ended June 2016 on a high note. The number of single family homes that sold in June was up a whopping 51.6% from the previous month, and up a respectable 6.8% over the same time last year. The number of homes on the market increased over 11% from May figures, and a healthy 27.7% from June 2015. Prices cooled slightly, from $602/sqft in May to $591 in June. Historically, June/July heralds the start of a cooling trend that will continue through the end of the year. With school starting soon and summer vacation time rolling to a close, it is not surprising to see a suspended interest in purchasing and selling homes, and I am anticipating this year to be no different.

However, the “summer doldrums” can be great news for buyers who are willing to make a purchase during this timeframe. Fewer buyers looking for homes can translate into more selection and the possibility of motivated sellers who want to complete their sales prior to the start of fall. May 2016 Almaden Valley Real Estate Market Update

Sellers are coming out in force in the Almaden Valley real estate market. As of Thursday, June 9, there are 65 single family homes listed for sale on the MLS, a number we haven’t seen on our weekly tracking report since 2012!

Sales are up as well. Although the number of sold single family homes is down from last month by about 33% and from April 2015 by about 24%, pending sales is up significantly; over 34% since last month, and a whopping nearly 46% from the same month last year!

We are also seeing prices increasing as well, with a jump from $566/sq.ft. last month to $605/sq.ft. Prices are up from the same time last year, when they were $592/sq.ft.

New Almaden Quicksilver Mining Museum Hosts Living History Day

The New Almaden Quicksilver Mining Museum will be presenting a special event on Sunday, October 28, 2012 from 11am to 3pm. “Living History Day” will take place at the Casa Grande in Almaden Quicksilver Park.

This spectacular home was once occupied by the managers of the New Almaden mine and its Victorian heritage has been maintained by the staff.

Almaden Valley Hosting San Jose District 10 and Senate District 15 Election Forum – UPDATED 2022

Almaden Valley Community Association will host an election forum on October 18, 2012 in the parish hall at Holy Spirit Church in Almaden Valley.

The forum will begin at 7pm and should wrap up by approximately 9pm. The schedule of events will include a debate between San Jose District 10 council candidates Robert Braunstein and Johnny Khamis, and a debate between Jim Beall and Joe Coto, candidates for the California Senate District 15.

Almaden Valley teens ages 12-18 are invited to submit their original photos with a “nighttime” theme. The photo contest begins on June 15, 2012 and ends on July 15, 2012.
