Selling Your Home During the Holidays Can be a Savvy Move

As summer winds to an end, so too winds down the increase in number of single family homes being put on the market in Almaden Valley. And so begins the holiday slowdown we see every year.

The number of homes on the market as of now is 42, down from 50 about a month ago. The number of homes under contract have decreased from 61 to 44 during this same time frame. If we look back at around the same time this year, we had 65 homes on the market and 55 under contract.

Home owners traditionally hesitate putting their homes on the market during the holiday season, but a contributing factor to the dearth of inventory we’re seeing may also be seller hopes that the price increases we’ve been seeing will continue after the upcoming holiday season. The average price per square foot for Almaden Valley single family homes was $474 last month, up from $409 a year ago.

Despite what many home sellers think, putting one’s home on the market during the holidays can be a very savvy move. The number of competing homes for sale drops significantly, yet home sales DO still continue at a healthy pace during this time of year. After the holiday season we generally see a sudden upswing in the number of homes put on the market, which of course increases the competition each home listing has for the attention of buyers.
