The number of available single family homes in the Almaden Valley real estate market continue to decrease, from 65 last week to 59 this week. The percentage of total listings under contract has increased from 46% to 49% over the same timeframe.

The gradual increase we’ve been seeing in the number of available single family homes in the Almaden Valley inventory has reversed itself, sliding from 70 last week to 65 this week.
The percentage of listings that are under contract increased slightly, from 45% to 46% over the same time period. We are now at the same levels we were around 4 weeks ago.

Join Docent Sam Drake on a beginner’s geocaching adventure in Almaden Quicksilver County Park. You will find 6-7 hidden caches in the park.
Geocaching is an outdoor treasure hunting game where you use a Global Positioning System (GPS) receiver and other navigational techniques to hide and seek containers, called “geocaches” or “caches,” with other participants in the activity. GPS units provided.
A typical cache is a small waterproof container containing a logbook where the geocacher enters the date they found it and signs it.

Leland High School will honor Pat Tillman by hosting the 1st Annual Pat Tillman Legacy Classic football game.
A full evening of events are planned to honor the former Leland Charger and American hero! Leland will be playing against Castro Valley.

Almaden Valley Real Estate Market Update
The gradual increase in available single family homes continues in the Almaden Valley real estate market, although overall things have remained fairly much the same over the past few weeks.
The number of homes on the market increased from 69 last week to 70 this week, while the percentage of total listings that are under contract remains at 45% for the third week. The number of distressed properties (i.e., foreclosure, short sale, and auction) has been slowly but steadily dropping.

This week’s Almaden Valley real estate market is pretty much “more of the same” from last week.
Inventory continues to creep up; 68 single family homes for sale last week and 69 this week. The percentage of listings that are under contract remained steady at 45%.
Register for the Almaden National Junior Basketball League 2012-2013 Season. The program is for boys and girls in third grade through eighth grade.
